Tulum got quiet. Then it got expensive to fix.

You already know what 2025 felt like. Hotel occupancy in Tulum dropped from 66.7 percent in September 2024 to 49.2 percent in September 2025, according to the Quintana Roo tourism ministry. Some owners in town were under 20 percent over the summer. Sargassum, higher prices, and beach access rules all got blamed. The part nobody wants to say out loud is simpler: when the phone stops ringing, most Tulum businesses have no way to reach a guest directly. Every booking came through Booking.com, Airbnb, Expedia, or Viator, and those platforms kept the guest list.

Wedding & retreat marketing

Tulum sells itself to couples and retreat organizers. The trick is showing up when they search, catching the inquiry, and replying fast enough that it does not drift to Playa del Carmen.

We build the thing you own, then we run it.

Most Tulum businesses have a beautiful Instagram and a website that cannot take a booking. That is backwards. A platform can turn your listing off tomorrow. Your own website, your own Google listing, and your own email list cannot be switched off by anyone. That is what we build first, and then we actually run it month to month. You are not handed a login and left alone.

“Instagram is rented ground. Your website and your guest list are the only things you own.”

We are a small team working across the Caribbean and the Riviera Maya, from the US Virgin Islands to Quintana Roo. Start with your direct booking website, then add search, email, and reviews on top. Curious what the platforms actually cost you? We built a free OTA Commission Calculator so you can run your own numbers in about a minute. Working both towns? Tulum marketing that fills restaurant tables through the slow season on the Riviera Maya

Tulum marketing, answered.

Do you only work with hotels?

No. We run Tulum marketing for boutique hotels and villas, restaurants and beach clubs, cenote and dive operators, and wedding and retreat venues. The playbook barely changes: more direct bookings, less commission, and guests who come back instead of guests you rent once from a platform.

Is Tulum actually recovering?

It is moving. Average hotel occupancy was back around 75.8 percent by the end of 2025, and the federal government launched a 128-action plan called Tulum Reborn that reopened free public beach access in Jaguar Park and the hotel zone. That helps the destination. It does not help you specifically. When demand comes back, the businesses that captured guest emails during the slow months are the ones that fill first.

Why did occupancy fall so hard in 2025?

A few things at once: heavy sargassum on the coast, room rates that climbed faster than what people would pay, paid beach access that annoyed visitors, and softer travel spending out of the United States, which sends most of Tulum’s guests. The state tourism ministry figures are laid out in this report on the drop in Tulum hotel occupancy. None of that is in your control. Owning your guest list is.

How much are the platforms really costing me?

Most owners lose 15 to 25 percent of every booking to Booking.com, Airbnb, Expedia, or Viator. Run your own numbers in our free OTA Commission Calculator, then read how to increase direct bookings.

Do you work in Spanish?

Yes. We build sites and email in English and Spanish when it makes sense, and we point English-language search at the guests who pay in dollars. Most Tulum operators need both.

What does Tulum marketing cost with Houseful?

Ongoing help starts at 500 dollars a month. A new website starts at 2,500 dollars, and is often free when you commit to six months. See pricing.
