Short answer: the best Airbnb management companies fall into three buckets. Evolve handles marketing and bookings for around 10 percent and leaves the rest to you. Vacasa, now owned by Casago, and AvantStay run the whole property for you and charge a lot more for it. A good local manager often beats both in a small market. The right pick depends entirely on how much of the job you actually want to hand off.

Owners ask us this constantly, usually in a specific tone. Something has gone wrong. A guest complained at 11pm. A cleaner no-showed. The calendar has a three week hole in September. And the thought arrives: maybe I should just pay somebody to do this.

Fair. But most owners shop this backwards. They compare percentages first and services second, and end up paying 30 percent for work they were already doing themselves.

First, what you are actually buying

Every quote you get is really one of two products wearing the same name.

Half service. The company builds and optimizes your listing, prices it, distributes it to Airbnb, Vrbo and Booking.com, and talks to guests before and after the stay. You still find and pay the cleaner, handle maintenance, and deal with the broken AC. Typical range is 10 to 15 percent of booking revenue.

Full service. Everything above, plus cleaning, laundry, inspections, restocking, maintenance calls and someone physically on island when a guest locks themselves out. Typical range is 20 to 35 percent, sometimes higher.

Vacasa’s own homeowner guide puts the industry spread at anywhere from 10 to 50 percent of revenue, which tells you how little the headline number means on its own. A 12 percent quote and a 28 percent quote are usually not competing for the same job.

Evolve: cheapest real option, half the work

Evolve prices its Core plan at 10 percent, Plus at 15 percent, and custom pricing for larger portfolios, with a one time onboarding fee of $250 plus $25 per additional property. The fee is charged per booking and only after the guest checks in. Details are on Evolve’s own management page.

What you get: listing creation, photography, dynamic pricing, distribution, guest messaging. What you do not get: anyone touching your property. You still run cleaning and maintenance yourself or through your own crew.

Good fit if you are within driving distance, already have a reliable cleaner, and mostly want the marketing and messaging off your plate.

Vacasa and Casago: full service, no published rate

Vacasa is the biggest name in the category and the most complicated one right now. Casago completed its acquisition of Vacasa in April 2025, taking the company private and folding it into a franchise structure. In practice that means the quality you get depends heavily on which local operator holds your market.

Vacasa does not publish a rate. Their guide says the fee is set locally based on your home’s location, bedroom count and amenities. Owners commonly report 25 to 35 percent for full service.

Good fit if you are an absentee owner, your property is in a market with a strong local team, and you would rather net less and think about it never.

AvantStay: built for big luxury homes

AvantStay targets larger, higher end properties and group travel. Their program covers marketing, dynamic pricing, guest communication, cleaning and maintenance, plus permitting, HOA and occupancy tax admin, and they install keyless entry and noise monitoring hardware during onboarding.

Fees run at the top of the market. Good fit if you own a six bedroom villa that rents to wedding parties and reunions. Overkill for a two bedroom condo.

RedAwning and Awning: middle ground

Positioned between the two models at roughly 10 to 15 percent with wider coverage and month to month terms. Worth a quote, but read carefully what is included in your specific market, because coverage depth varies a lot by region.

The local manager nobody ranks

In the Virgin Islands, Riviera Maya and most island markets, the best Airbnb management companies are often not national brands at all. They are the outfit with four trucks, twelve properties and a cleaner who has worked the same street for a decade.

National companies struggle with island logistics. Ferry schedules, hurricane season, generator maintenance, a plumber who only answers WhatsApp. Local operators do not struggle with any of that. Ask three villa owners on your island who they use, and you will get a better shortlist than any roundup will give you.

The math nobody runs before signing

Here is the part that decides it. Run your own numbers before you take a meeting.

Say your property grosses $80,000 a year.

So the real question is whether $14,400 buys you more cleaning, maintenance and guest handling than you could buy directly. In a lot of markets it does not. In a market where you have no contacts and no ability to show up, it clearly does.

Now stack the other layer. Management fees sit on top of platform fees, not instead of them. The option most owners skip

There is a third path between doing everything yourself and handing over a third of your revenue.

Keep the property with a half service manager or your own cleaner, and build a booking channel you own. Owners who do this typically end up paying a fixed few hundred a month instead of five figures a year. It takes more setup. It also does not scale down your income every time your revenue goes up.

How to actually pick

Four questions, in order.

  1. Can you be there? If you can reach the property in under two hours, half service almost always wins on math.
  2. Do you have a cleaner you trust? This single relationship is what separates the two models. If you have one, do not pay a company 20 extra points to keep them.
  3. Is your occupancy or your rate the real problem? A manager will not fix a listing that is priced wrong. Fix the occupancy levers you control first, then decide.
  4. What is the exit? Ask for the notice period and whether they keep the reviews and guest data. Month to month with your data staying yours is the answer you want.

Can I use a management company and still take direct bookings?
