You lived it. The destination averaged 79.4 percent hotel occupancy from January through March, according to the Quintana Roo tourism ministry. Several things landed at once. Heavy sargassum on the coast, a flood of new short-term rental supply competing with small hotels, power outages downtown, and travelers who now compare Playa against Cancun, Cozumel, Holbox, and Tulum before booking. Small properties feel it first because they have less cushion.
